Faciliance OI is a company based on Réunion Island that specializes in building technical management, coordination of interventions and oversight of contractors. It has been led by Jérôme Godefroy for three years. The company mainly carries out missions in AMO (owner’s project assistance) and MOE (project management). It supports its clients on all operation and maintenance topics: from planning-stage projects to taking charge of and managing the technical operation of a building. It provides a comprehensive perspective through its maintenance management across all trades: finishing trades (plumbing, electrical, painting, etc.), regulatory matters, investment planning, energy management, with a long-term outlook. Wanting to go beyond pure maintenance, Faciliance OI looked for a dedicated facility management solution adapted to its activity. DimoMaint FM ticked all the boxes.

Broad and general advisory services

Faciliance OI specializes in maintenance of commercial buildings (offices, retail, healthcare facilities, etc.), taking into account all the trades that orbit this field: fire safety, security, mechanical transport systems, high and low voltage systems, finishing trades, supported by specialised firms. It ensures the building remains as close as possible to its original condition, while taking clients’ budgetary constraints into account.

Strict regulatory challenges for maintenance providers in the near future

Service providers must take into account the renewal of assets and upcoming works, with regulatory obligations first and foremost, notably the energy management aspects that are subject to many fluctuations. Thus, the BACS decree requires owners of energy-intensive buildings to equip themselves with GTB (Building Management System, BMS) and GTC (Centralized Technical Management) to control and manage their assets. In addition, the tertiary eco-energy decree (“DEET”), which concerns any tertiary building over 1000 m², requires a progressive reduction in energy consumption up to 2050. These regulatory and financial challenges require a long-term vision and strategy based on a global understanding of building use and operation.

 

 

A carefully considered choice of CMMS to go beyond maintenance

Choosing a CMMS was the result of a three-month process and a benchmark of more than a dozen solutions examined in detail, some of which were very complex or unsuitable for an organisation the size of Faciliance OI. DimoMaint FM is a specialised tool, but it adds real value by reassuring the client through a robust, clear and easy-to-use approach and solution. Faciliance OI’s contacts are mainly administrative and financial directors or operations directors who do not necessarily know the trade.

Jérôme Godefroy explains that the ease of use directed his choice, as did the support provided through the “Quickstart” package, which allows trials, weekly remote sessions with the trainer and a deep dive when necessary. A relevant and extremely beneficial package.

 

Support and advice in addition to maintenance

Faciliance OI has developed real advisory expertise, because it will soon no longer be sufficient to limit actions to simple gestures like turning off the lights or switching off the air conditioning when leaving an office. Future challenges involve structural investments that must be anticipated.

Moreover, each asset has its own lifespan, depending on installation conditions, level of use and operating environment. We can now structure a relevant asset hierarchy, allowing our clients to plan at one, three, five or ten years, identify their needs and schedule their investments in line with their operational and budgetary constraints.

Beyond advisory services, Faciliance OI responds to a growing demand, notably within public procurement, to integrate a true operation-maintenance vision from the design stage of new projects. Indeed, the architect carries an architectural vision, seeking harmony, visual balance and functional coherence of the building. The engineering office ensures regulatory compliance of the project and the integration of the programme as well as the project owner’s specifications. Faciliance OI complements these expertises by ensuring that technical choices are truly compatible with future operating and maintenance conditions. An engineering office primarily intervenes during the design phase and rarely returns five or ten years after delivery to analyse changes in assets or the usage constraints encountered.

This long-term vision is that of operators and maintainers. It is on this field experience that we rely to guide the project owner towards durable, pragmatic and economically controlled technical choices—trade-offs that an engineering office may not necessarily integrate, because they do not fall directly within its core business.

A well-honed operating method starting from scratch

As Jérôme Godefroy explains: “A client may have one or several buildings. The idea is to take a snapshot at time “T”, record all the constituent elements of the assets, nameplates, references, etc., then we import all these elements into the CMMS. We then implement current regulations and the maintenance obligations for each asset. Finally, we match the contracts and work orders submitted by the client. DimoMaint FM is disconcertingly easy for implementing all these steps.

At the same time, the client’s configuration and that of the technical team in charge of the building are set up. Client work requests can be taken in charge and processed instantly by the technical team”.

The client gains visibility over their project and its monitoring. The CMMS facilitates access to all documentation and its distribution, whether from the client’s perspective or internally. Faciliance OI notes a significant time saving in task management and the scheduling of the technical team. “The operational scope covered by the solution includes corrective and preventive interventions and all documentation.
