A hotel CMMS successfully deployed
Within a few months, the property rose to first place among the 120 hotels equipped with a CMMS in the Middle East, Africa & Turkey region

One hotel, one aparthotel, one site. The Novotel & Adagio Abidjan Marcory totals 311 rooms (201 on the Novotel side, 110 on the Adagio side), not counting the common areas, the kitchen and the technical rooms. In operation for three years, the site’s technical management is led by Germain Kra, technical director. Industrial engineer, he spent over twelve years in plant maintenance at Solibra and Nestlé, where he notably deployed SAP.
At the start of 2026, as part of a strategic choice by the Accor group, the site adopted the CMMS DimoMaint MX. A few months later, the verdict came: it was ranked first for CMMS usage among the 120 hotels already equipped in the Middle East, Africa & Turkey region.
Hotel maintenance organized between internal teams and contractors
Around Germain Kra, two maintenance engineer-supervisors, including Bethuel Kouassi Gningneri, and a planner oversee multi-skilled technicians, specialized in HVAC or electrical. The team currently has 16 people and will soon have 19.
The division of responsibilities is clear. The internal team handles day-to-day tasks: rooms, routine interventions, follow-up. About ten service contracts cover specialized areas: air-conditioning, generators, fire safety…
Before the CMMS: interventions were difficult to track
Excel files, checklists, phone calls, WhatsApp messages. On the housekeeping side, work requests were recorded on carbon-copy notebooks. A system that worked, but at the expense of fragile traceability.
Data were scattered. During audits, you had to search for information. And an Excel file hardly inspires confidence: it can be modified at any time.” – Germain Kra, technical director
Why the Accor group chose DimoMaint MX
The group had long been looking for a maintenance management tool. Another solution was initially considered. After evaluation, Accor selected DimoMaint for its flexibility.
The challenge goes beyond the hotel’s walls. From the regional headquarters in Dubai, management monitors in real time the maintenance of each property: work requests received and processed, team responsiveness, preventive completion rate, variances and causes.
During audits, we can easily justify our actions. And at any time we have the real status of our maintenance. “ – Germain Kra, technical director
A CMMS deployment across all hotel departments
After basic training provided by DimoMaint, the technical team configures the solution itself, according to the nomenclature defined with the group. Germain Kra leads this project with Bethuel Kouassi Gningneri. Nearly 500 assets are integrated: each room, as well as air-conditioning, electrical systems, video surveillance, the fire safety system (SSI), and the kitchen. Service contracts follow.
Then comes training, department by department. Housekeeping, reception, kitchen, front office: each user has their profile and the mobile app.
Before, the housekeeper filled out a paper form and handed it to the technician. Today, she opens the app, selects the room and submits her request.” – Germain Kra, technical director
The work request becomes a work order. The technician intervenes, writes their report, and closes it. The more hesitant are trained one-on-one, and younger technicians, quickly at ease, then train their colleagues.
To instill the new routines, a simple rule: an intervention not recorded in the CMMS is not processed.
That was the trigger,” smiles Germain Kra.
An intuitive CMMS, adopted by the teams
The best adoption indicator? The volume of work requests arriving each day.
All the head housekeepers use it. If it were complicated, the teams would have flagged it to us.” – Germain Kra, technical director
Bethuel Kouassi Gningneri, who experienced Maximo and SAP in industry, confirms:
“It’s easy to use, without a multitude of codes. It’s flexible compared to SAP, where everything goes through transactions. You can configure it easily, even when you’re new to IT.” -Bethuel Kouassi Gningneri, maintenance supervisor
To complete the deployment, training videos and online help were enough.
Preventive maintenance better planned
About 75% of assets subject to preventive maintenance are already recorded, including all critical assets and service contracts. Alert lead times can be set freely: two days, one week, one month.
The tool notifies us when a preventive task is approaching, or when a contractor must come. We can remind them in advance. “ – Germain Kra, technical director
Daily management of interventions with the CMMS
The technical briefing lasts 30 minutes. Ten of them are dedicated to DimoMaint MX. Work orders received, work orders processed, delays and their reasons (occupied room, complex breakdown), alerts of the day: everything is covered.
As soon as we open the app, all the indicators are there: work requests received, work orders completed, maintenances in progress and planned, corrective as well as preventive. We know the real-time health of the building.” – Germain Kra, technical director
The benefits of DimoMaint MX for hotel maintenance
The summary can be summed up in a few words: traceability, structured preventive maintenance, rigorous follow-up of interventions, fewer oversights, reliable indicators. And a precise history for each asset: which intervention, in which room, on what date.
Next step: the budget.
Next year, our maintenance budget will be better substantiated. We will be able to extract expenses by asset and decide, for example, on a replacement.” – Germain Kra, technical director
The regional ranking has become a great motivator for the teams.
I told them: among all the equipped hotels in the region, we are first for preventive maintenance. Now, we must stay the course.” – Germain Kra, technical director
The site now serves as a benchmark for other group properties.
Succeeding with a CMMS project thanks to reliable data
For him, the success of a CMMS project is first determined by the quality of the information entered.
Correct data produce correct indicators. That’s the rule for any application. “ – Germain Kra, technical director
The initial creation of the asset register takes time, he admits. But the investment pays off: once preventive maintenance is in place, the system runs.
Next step: energy and predictive maintenance
A quarter of the technical briefing already covers energy consumption. Germain Kra’s ambition: combine energy performance, preventive maintenance and failures, and rely on IoT sensors to move “from preventive to predictive”. Perspectives that DimoMaint MX makes possible, thanks to its APIs and partner ecosystem.
